Every tier is billed per square metre of measured floor area. The measured survey comes first, and no fee range is confirmed before it.

05 / Decision deadlines

Every phase closes on a dated sign-off

Each phase closes on a dated sign-off. The finishes decision falls at the end of Phase 4; a missed decision shifts the timeline by the same number of days.

Working days counted from the phase start date printed on the signed scope sheet. Deadlines as of 01 March 2025.

  1. 01 Survey and brief Sign the brief and accept the measured dimensions: 5 working days from the survey visit. Late sign-off moves the concept start day for day.
  2. 02 Concept layout Choose one layout option and release the others: 7 working days from issue. An unanswered week pauses the drawing work.
  3. 03 Technical drawings Approve the drawing set and the written specification: 10 working days from issue. Revisions requested after approval are charged hourly.
  4. 04 Finishes and materials Lock tiles, paint, sanitaryware, handles and lighting: 12 working days, closing the end of Phase 4. Nothing can be ordered while this list stays open.
  5. 05 Tender and construction Appoint a contractor from the returned quotes: 5 working days from the quote deadline. A late appointment pushes the site start by the same number of days.

The finishes decision is the one that cannot be deferred: it closes Phase 4 and holds the order list for every trade that follows. Book the measured survey to fix your phase start dates.

Four disclosures before you sign anything

The survey comes first, quotes are priced on identical numbered rows, work stops at the scope line, and remote clients run on the same schedule.

Yes. The survey is the first paid deliverable and no fee range is confirmed before it, because the areas it records are the quantities every later row is priced against. Photographs and floor-plan copies are never enough to open a tier.

Because every contractor prices the same numbered rows, differences between quotes become visible in one place instead of hiding in descriptions. Ask each bidder to return the extract with description, unit, quantity, phase and duration band intact.

Structural works, window replacement and every item marked excluded on the scope sheet stay outside the fee. The finishes decision falls at the end of Phase 4, and a missed deadline shifts the published duration band rather than compressing it.

Remote clients are served on the same phases and the same fee bands. Video walkthroughs replace some site visits, decisions are signed digitally, and the measured survey is still booked before any range is quoted.
